We started Project Seal & Coat in 2020 because Burlington homeowners deserved better. 5+ years and 1,000s of projects later — that's still what drives us.
We respond within a few hours. No pressure, no obligation.
Project Seal & Coat LTD. was founded in Burlington in 2020 with one principle: do the job right the first time. No cutting corners on base prep. No upselling work that isn't needed. No disappearing after the invoice is paid.
We work with Burlington, Oakville, Hamilton, Milton, and surrounding homeowners who value craftsmanship over the lowest quote. Our team shows up on time, communicates clearly, and leaves your property cleaner than we found it.
Our reputation — 4.9★ on Google with 39 reviews — is built one project at a time.
"Building A Reputation, One Project At A Time."
"They completely transformed our backyard — new interlock patio, retaining wall, and fresh sod. The crew was professional, clean, and finished on time. One of the best investments we've made in our home."
"Our driveway was cracked and embarrassing. Project Seal & Coat repaired and sealed it — looks brand new. Fast, fair price, no surprises. Will use them every spring."
Most budget contractors cut base depth to 4–6 inches to save material cost and time. We excavate to 8–10 inches minimum for patios and fill with properly compacted Granular A base — the same specification used in commercial applications. This adds cost upfront but is the single biggest determinant of whether a hardscape lasts 5 years or 25 years in Ontario's climate. We'd rather explain the cost once than deal with a callback in year three.
Step 1: Site visit and free estimate, typically within 3–5 business days of first contact. Step 2: Detailed written quote with material specs, dimensions, and timeline. Step 3: Deposit to secure your spot on the schedule. Step 4: Pre-job communication confirming start date and site prep requirements. Step 5: Installation. Step 6: Final walkthrough and cleanup. You have a direct line to the project lead throughout — no relay through a call centre.
Site conditions sometimes reveal surprises — buried debris, unexpected drainage issues, soil problems below grade. When this happens, we stop, assess, and communicate immediately. We explain what we found, what the options are, and what each costs. Nothing additional is done without your explicit approval. This is a basic professional standard we take seriously.
Choosing on price alone. The lowest quote almost always reflects one of three things: thinner base depth, cheaper materials, or less experienced labour. None of these are visible until 2–3 winters later when the patio starts shifting, the retaining wall starts leaning, or the sod dies in dry patches. Ask specifically: what base depth, what compaction method, what material spec. A contractor who can't answer those questions in detail is telling you something important.
